Driftwood River Lodge Terms & Conditions

 

Accommodations:

The property is furnished and may include: Refrigerator w/ icemaker, dishwasher, microwave, washer/dryer, toaster, coffee maker, gas or electric stove/range, linens, towels, kitchen utensils, plates, cookware, beds, and sofas/sofa sleepers.

 

Vehicles are to be parked in designated parking areas only. Please do not park in the grass or in front of the road to the river. Parking on the public road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

 

There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels, and we do not allow ours to be taken from the units.  This includes taking towels to the river or gravel bar.    

 

 There are also fire rings for each units' use.  There may be firewood on the property to purchase using the honor system but firewood can be purchased locally at several locations.  Do not forage for firewood from the property or burn the driftwood.

There are several fireplaces on the property. One of the fireplaces is a non-vented propane gas log fired firebox. The other fireplace is wood burning. If you decide to use them, please know what you are doing.  Please do not throw any paper or other combustible materials in the fireplace.  The firewood price and honor system also apply.

Wi-Fi is now available at all the units. Direct TV service is available in at the main lodge units but not at Treehouse Too, Red Cabin and RVs.  No landline telephone service is provided. Most cell phone providers have service at this location.

Reservations:

Reservations are made by calling 573-247-8445.  Acceptable payment methods are credit card, debit card, cash, and personal check.  If paying by credit or debit card, guests are required to pay 100% of the rental cost at the time of reservation. If paying by check, the check needs to be received and cleared 60 days prior to the reservation. This property requires a 2 night minimum stay in peak seasons. Longer minimum stays may be required during holiday periods. If a rental is taken for less than 2 days, the guest will be charged the 2-night rate.

By accepting this reservation, all guests are assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

 

Check in time is 4:00 pm central time. If you need to arrive before check in time, please contact Driftwood River Lodge for arrangements. We will make every effort to accommodate you but it is not guaranteed.

Check out time is 10:00 am on the day you are scheduled to depart. A late charge of $100
will be charged for all guest houses that are not vacant by 10:00 am and full rate after 4:00 pm. These fees will be waived with pre-approved late check out. Guests are responsible for leaving the home in the same condition as when they arrived (with normal usage). 

• Dishes need to be washed and put away.

• Soiled towels should be left in the bathtub or shower.

• Beds can be left un-made.

• The thermostat should be set on 77 degrees in warm weather when the air conditioning is in use and 62 degrees in cold weather when the furnace is in use.

Cancellations, evictions, and additional charges:

In the event that you must cancel your reservation, please call us at least 30 days prior to your arrival date to cancel your reservation to receive a full refund of your deposit minus a 10% processing fee.  After 30 days, your deposit becomes non refundable if reserved directly with Driftwood River Lodge. If you must cancel, shorten your stay, or check out early with less than a 30 days’ notice, you will required to pay for the entire reservation. If we can rebook your unit(s), a refund for the re-booked dates (minus 10%) will be made.

If any of the following occur during your stay, an eviction without refund and/or additional charges will be incurred. Please note that a $100 refundable damage fee will be charged to your initial bill and returned to you after 7 days from your check out date if no damages are claimed. 
 

• More people than are indicated on your reservation form are present.

• Unreported pets are present.

• Damage is done to the home or its contents.

• Extra cleanup needed due to excessive mess or trash.

• Linens or household items are missing.

• House has been smoked in.

• Evidence is found of pets on bedding or furniture.

You must report and receive approval for any visitors that are not on your reservation form while you are staying at Driftwood River Lodge.  All such visitors must depart by 11:00 pm.

You must be 21 years of age to rent this property and provide proof of age, if requested.
Illegal substances are prohibited and grounds for immediate eviction.

The registered guest must abide by the rental rules, terms and conditions at all times while at the property and shall cause all members of the rental party and anyone else the guest permits on the property to abide by the rules, terms, and conditions at all times while at the property.

 

Guest shall allow the Driftwood River Lodge access to the property for purposes of repair and inspection. Driftwood River Lodge will exercise this right of access in a reasonable manner.

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

Pets:

Pets are welcome at Driftwood River Lodge.  There is a $50 cleaning charge per pet per stay.   

All pets must comply with the following specifications (documentation from an accredited veterinarian must be provided by guest upon request):

 

Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. Pets must be kept on a leash while outside. Do not leave pets unattended in home or on property unless crated. Pets must be treated with Frontline Plus, Advantage or a similar flea and tick product within 3 days prior to your arrival. If your pet is not under control and is being a nuisance or posing a hazard to other guests or chasing livestock you will be asked to leave and no refund will be given. Pets must be well house trained, must be spayed or neutered, must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended. The registered guest is responsible for cleaning up any/all pet refuse. Pets must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit.  Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.  Driftwood River Lodge assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.  The guest shall be totally responsible for the pet while on the property.

Smoking:

Driftwood River Lodge and its guest houses are smoke free. Guests are permitted to smoke outdoors on porches and decks, but not inside. Please dispose of butts properly in outdoor waste receptacles.

Children:

Children are welcome, but be aware that the property is not set up to be particularly safe
for small children. There may be situations or items that could be hazardous to a child left unattended, as well as rough terrain and possible wildlife outdoors. The guardian of the children are to assume the responsibility of protection from such occurrences.

Lost Items:

Driftwood River Lodge will not be liable or responsible for items left behind, lost or stolen.  We are not liable or responsible for damages to personal property. If you leave an item behind and wish to have it returned, call us as soon as possible and we will try to locate it and arrange for shipment. You must pay for the shipping of the item(s).

 

Wildlife:

There is an abundance of wildlife in the area. Guests are expected to respect nature and
take care to guard themselves and their pets as appropriate. Driftwood River Lodge will not be liable or responsible for accidents or injuries to people or pets.

Restrictions:

No personal ATVs, RTVs, campers, or tents allowed.

You must be 21 years of age to rent this property and provide proof of age, if requested.

River access:

Vehicle access to the river is limited to experienced drivers in a four wheel drive or all wheel drive vehicle from sunrise to sunset. Use extreme caution. Drivers must be able to stop on ascent or descent as the road is shared with pedestrians. Walkers must use the same road to access the river.

Rates:

We have five different guest houses that have different prices and options. We also have a 2019 JayCo 28' RV available as well as a very nice 29' one bedroom RV.   Please see our website or call us for prices.

Rates, terms and conditions are subject to change without notice.

Unforeseeable circumstances:

There may be circumstances beyond our control in which the property
may not be available for your booking, such as destruction of or severe damage to the
property. If the case of such an event, we will refund all monies paid. This will be the
full extent of our liability to you under such circumstances, and we will not be
responsible for any other costs connected with any such cancellation, howsoever arising.
